We keep the process straightforward. Here's exactly what to expect from the moment you reach out to the day distributions hit your account.

Introductory Call

We start with a 20–30 minute call to get to know each other. We'll walk through our strategy, current market focus, and typical deal structure — and you'll have the chance to ask anything. No pitch, no pressure.

We only work with investors who are a genuine fit. This call is as much about you evaluating us as it is the reverse.

Get on the Investor List

Once we've connected, we add you to our private investor list. When a new deal is under contract, you'll receive a deal summary — market overview, property details, business plan, and projected returns — before it's offered to anyone outside our network.

Our deals are offered on a first-come, first-served basis to our existing investor list. Being on the list means you see opportunities before they fill.

Review the Deal

You'll receive a full private placement memorandum (PPM) outlining the investment terms, risks, projected returns, and legal structure. Take the time you need — we encourage you to review it with your financial or legal advisor.

We don't rush closings. You'll have adequate time to conduct your own due diligence before committing capital.

Commit and Fund

If you decide to invest, you'll sign the subscription agreement and wire your capital to the escrow account prior to closing. Our minimum is typically $50,000 per deal.

We handle all the closing coordination. You'll receive confirmation once your funds are received and the deal closes.

Receive Distributions

Once the property is stabilized and generating cash flow, distributions are paid out on a quarterly basis directly to your account. You'll also receive regular investor updates covering occupancy, renovations, and financial performance.

We believe in transparent reporting. You'll never wonder what's happening with your capital.

Exit and Return of Capital

At the end of the hold period — typically 3–7 years — the property is sold or refinanced. Proceeds are distributed to investors in accordance with the waterfall structure outlined in the PPM, returning your original capital plus your share of the profits.

Our goal is a clean, profitable exit that meets or exceeds the projections we underwrote at acquisition.

What investors typically ask us.

Do I need to be accredited to invest?

For most of our offerings, yes — we raise capital under SEC Regulation D, Rule 506(c), which requires all investors to be accredited. On select deals structured under Rule 506(b), we may accept up to 35 non-accredited but sophisticated investors with whom we have a pre-existing relationship.

What is the minimum investment?

Our typical minimum is $50,000 per deal. Some offerings may carry a higher minimum depending on deal size and structure. Minimums are specified in each deal's offering documents.

How long is my capital tied up?

Our target hold periods are 3–7 years. Real estate syndications are illiquid investments — you should not commit capital you may need access to before the hold period ends. Some deals may include a refinance event that returns a portion of capital earlier.

How often are distributions paid?

Distributions are paid quarterly once the property reaches stabilized cash flow. The timing and amount depend on the deal's performance and are outlined in the PPM. Not all deals guarantee distributions — returns are subject to property performance.

What markets do you focus on?

We focus on Southeast and Midwest markets with strong population growth, job diversification, and favorable landlord-tenant dynamics. We look for metros where rent growth is supported by genuine demand — not speculation.
